As La Casa Royale prepares for the transition to a new management company, we want to keep homeowners informed about the process—and the values guiding our decision.

Why a Management Company Matters

A professional management company is more than just an administrative necessity. It plays a key role in upholding our shared values of stewardship, transparency, and fiscal responsibility.

  • Stewardship means maintaining and improving our community spaces with care and consistency. A management company helps coordinate vendors, oversee projects, and ensure our shared areas are safe, clean, and well-maintained.
  • Transparency is essential for trust. A good management partner provides clear communication, detailed reports, and accessible updates for all residents.
  • Fiscal Responsibility ensures that dues are collected accurately, expenses are tracked wisely, and our budget reflects the priorities of the community.

In short, a management company helps us operate smoothly and stay aligned with what matters most to La Casa Royale.

Could We Manage Ourselves?

Yes—and we discussed it. The Board gave some consideration to the idea of becoming a self-managed HOA. While it’s a possibility some communities pursue, the current Board simply doesn’t have the time required to take on full management responsibilities. Duties like vendor coordination, accounting, legal compliance, assessment collection, and homeowner communications can quickly become overwhelming without professional support.

What We’re Looking For

The Board has narrowed our search to four prospective companies. We’ll be conducting on-site interviews with each during the first week of June and voting on the final selection at a special called meeting on Sunday, June 8 at 6:00pm in the clubhouse. Homeowners are encouraged to attend!

Here are a few of the criteria we’re considering as we make our decision:

  • Company Size and Reputation – We want a team that can grow with our needs, yet still offer personalized service.
  • Cost and Contract Terms – A competitive rate that fits within our budget is essential.
  • Accounting and Assessment Tools – We’re seeking user-friendly systems, ideally with online portals for homeowners to pay assessments, access documents, and submit requests.
  • Communication and Responsiveness – Strong communication is at the heart of effective management.

Once a company is selected, we’ll provide a detailed transition timeline so you know what to expect. Homeowners will receive information on how to set up new accounts and who to contact for future needs.
