
As part of our community’s ongoing maintenance plan, we’ve begun a scheduled project to replace the underlayment on the clubhouse roof. This important work started on June 9, 2025 and is expected to be completed by June 13, 2025, weather permitting.
What is Roof Underlayment?
Underlayment is the protective layer installed beneath roof tiles. While the tiles provide the first line of defense against the elements, it’s the underlayment that helps prevent water from leaking into the building. Over time, underlayment can deteriorate due to age and exposure, even if the tiles themselves are still in good condition.

What Does This Project Involve?
The process includes:
- Carefully removing the existing roof tiles
- Replacing the worn underlayment with new, high-quality material
- Reinstalling the original tiles once the new underlayment is in place
By reusing the tiles, we’re preserving the existing look of the clubhouse while ensuring the structure beneath is well protected for years to come.
How Is This Being Funded?
This project was planned in advance and is being funded from the HOA’s reserve account—a savings fund set aside specifically for long-term maintenance and capital improvement projects like this one. No special assessment or additional fee is required from homeowners.

What to Expect
During the project, you may notice construction activity around the clubhouse, including workers, equipment, and some temporary noise. We appreciate your patience and understanding as we carry out this important maintenance.
